Twelve residences. One block from the ocean. Built in 2023, stewarded by a family-owned firm that has developed on Collins for two decades.

Origin

We built the building we wanted to rent.

After twenty years developing on Collins Ave, we kept hearing the same complaint from friends looking to rent on the Beach: "everything is either a tower or a tear-down." So in 2022 we broke ground on something in between — a boutique complex of duplexes that feel like homes, on a block that feels like a neighborhood.

8025 opened in the summer of 2023 with six residences. The remaining six opened in early 2024. Every detail — the ceiling heights, the brass, the Tesla chargers in every driveway — was a choice, not a spec.

What we believe about renting in Miami.

Small beats big.

Twelve units means the property manager knows your name and your dog's name. It's not a feature. It's the whole point.

Materials age.

We spec'd white oak, brass, and plaster — not laminate, chrome, and paint. It costs more upfront and looks better in year five.

EV is default.

Every driveway gets a Tesla Wall Connector. Not an add-on. Not a waitlist. Default.

Respond the same day.

Maintenance requests answered within business hours. We track it. We report on it. If we miss, we say so.
