What's included in rent?
Water, sewer, trash, landscaping, pest, and the Tesla Wall Connector. Residents pay their own electricity (including EV charging) and internet.
Is the building pet-friendly?
Yes. Two pets per residence, no weight limit, breed-standard restrictions. Pet rent is $50/mo per pet; one-time $300 non-refundable fee.
Is parking assigned?
Each residence has a private driveway that fits two cars nose-to-tail, plus the Tesla charger. Street parking is permitted with a Miami Beach resident decal.
Short-term leases?
Minimum is a 7-month lease. We do not accommodate vacation rentals or sublets on Airbnb/Vrbo — city ordinance and building policy.
What's the application process?
Tour → application ($75) → income & credit verification (3x rent, 680+ preferred) → lease within 72 hours. Decisions are made same-day where possible.
Any move-in incentives?
For May 1 move-ins: one month free on a 13-month lease, applied prorated across months 2–13.
